If necessary, I will refund the money, reshoot the listing or credit your account where your next shoot is at a discount.
How long does a photoshoot take?
Generally it takes about an hour but can take up to two hours. It all depends on the size of the property and what you are ordering.
Below is an estimate for how long each service takes:
Photos and Floor Plans: 45 – 60 Min
Drone/Aerial Photos: 20 – 30 Min
Video: 45 – 90 Min
What is the best time of day to photograph a listing?
This changes depending on the time of year and the direction the house faces, but a general rule of thumb:
East Facing Property: Morning Photos
West Facing Property: Afternoon Photos
North/South Facing Property: Mid-Morning or Mid-Afternoon.
However, If a photographer is good you can do photos of a house at any point during the day!

What services does my listing need?
Every listing is unique! However, there are some recommendations I tend to make:
Aerial/Drone Footage: In general, if there is a lot of land to showcase, a lakefront property, or something that is unique I would suggest drone.
Floor Plans: I offer floor plans with all packages because I believe that a home with photos a floor plans will only enhance the photos. I also believe it helps sell the house.
Video: If you’re active on social media or want a way to enhance your marketing, media is a great option and don’t worry… You don’t have to be in the video of you don’t like to.
How long will it take to get media back?
Photos and Floor Plans: Next Business Day
Video: Two Business Days

You can download MLS and Web Resolution photos.
Each Listing also includes a property website and marketing materials.

Do I (the Realtor) need to be ‘on-location’ during the appointment?
Absolutely not! If you’re comfortable having me photograph the property without you being there, I’m happy to do so. If the homeowner is around, I can answer any questions and let them know what to expect. If no-one is around, I will just need to know how to access the property. I always let you know when I am there and when it is done.
What happens if the weather is poor? Will the photo shoot have to be rescheduled?
Good question!! There is two answers to this. For Photos I generally won’t reschedule for bad weather. However, if you feel the property won’t look good, you can request I reschedule our appointment. I guarantee blue skies, even on cloudy days. If for some reason I can’t find a window of opportunity to photograph the outside of the property because of heavy rain, I will come back the next day to photograph the outside of the property. No one needs to be present if an updated exterior photo needs to be done. For Aerial photos if the weather is raining and to windy I will reschedule those photos. This is also no need for someone to be present for this. All that I ask is that there is no cars in the driveway if possible.
What happens if the property isn’t “photo” ready?
If the listing is in bad enough shape that you (the realtor) or I feel it won’t photograph well, we can reschedule. I do plan 10 – 15 minutes at the start of every photoshoot to go over the place, straighten up, arrange items that should be moved and do general prep. If it’s a property that we need to shoot room by room and move things as we go I have done that also. I just ask that you give me a days heads up if that is a case so I make sure I have enough time for your shoot.
